Woonstaete considers the entire real estate cycle in the development of its housing. A project must not only be easy to develop and realize, it must also function excellently in the exploitation phase: a housing product that is attractive to residents and investors, application of sustainable building and installation concepts resulting in low exploitation costs and low commitment to maintenance and management.
To achieve this, the various disciplines of development, design, construction, market and operation work closely together within Woonstaete.
The entire process is directed by 2 key positions within Woonstaete: the development manager and the project manager. In the initiation and definition phase, the development manager directs. During the design phase, the project manager takes over. As far as matters of spatial planning go, the development manager continues to pull this off.
The project manager advances a project to a final technical design and makes choices about when implementation knowledge will be brought to the table and how cooperation with contractors will be arranged. Tendering and management of the realization through to completion are also in the hands of the project manager. The development manager remains indirectly involved in the project.
